Airdrie's inventory more than doubled to 345 homes, in line with long-term averages for February.
The biggest inventory gains were for homes under $500,000. Condo new listings set a February record of 852.
Requisitions in Airdrie, Cochrane, Okotoks and Chestermere rise even faster, by 23–29%.
The sales-to-new-listings ratio fell to 40%, and condos took 51 days to sell, up from 35.
Airdrie and Cochrane have had more than two months of supply for five months in a row.
Supply ranges from under two months for semi-detached homes to 3.5 months for apartments.
The Bank said lower rates have started to boost consumption and housing activity.
Slower migration, competition from new homes and possible tariffs are the main risks.
Nationally, urban starts rose 2% to 227,697, while the six largest cities fell 3% combined. Calgary grew in every housing type.
The typical residential value rose 15%. Owners can review their assessment until March 21, 2025.
Supply improved late in the year in all three towns, but Okotoks has been a sellers' market since 2021.
Supply improved for higher-priced homes in the second half, and prices stabilized after steep spring gains.
