The main points

  • New listings were 3,233, close to last year’s level.
  • Year-to-date sales reached 20,082, down nearly 16% but in line with longer-term trends.
  • The benchmark price was $568,000, down nearly 1% from September and over 4% from last year.
  • CREB Chief Economist Ann-Marie Lurie said improved rental supply and easing rents have slowed ownership demand for apartments and row homes.

By type

  • Detached: 1,012 sales and 1,593 new listings, a 64% ratio. Inventory fell to 2,913, just under three months of supply. The price was $744,400, 1% lower; the City Centre was up nearly 2%, the North East down over 5%.
  • Semi-detached: 186 sales and 613 for sale, a little over three months of supply. The price was $683,100, nearly 1% higher than last year.
  • Row: 275 sales; 1,054 for sale, the most ever for October. The price was $431,200, nearly 6% lower.
  • Apartment: 412 sales and 1,891 for sale, nearly five months of supply. The price was $318,200, nearly 7% lower.

What it means: the detached market is balanced, with buyer conditions only in some districts. Condo and townhome buyers have the most leverage.

Compared with September

October reversed some of September’s build-up. Sales rose from 1,720 to 1,885, while new listings fell from 3,782 to 3,233. Inventory eased from 6,916 to 6,471, and months of supply returned from 4.0 to about 3.4. The sales-to-new-listings ratio improved from 45% to 58%. The benchmark price still slipped, from $572,800 to $568,000, as row and apartment prices continued to adjust.

Compared with October 2024

A year ago, Calgary had 2,167 sales, 3,263 new listings and 4,971 homes for sale, or 2.3 months of supply. New listings are now almost exactly at last year’s level, but sales are 13% lower, so inventory is 30% higher. Homes take 43 days to sell, up from 32. The median price of $577,000 was about the same as a year ago and the average of $642,840 was about 4% higher, because more of October’s sales were detached homes. The benchmark, which controls for that mix, was over 4% lower.

Detached homes firm up

Detached homes had a better month. Sales of 1,012 were higher than in September and only 5% lower than last October, and with 1,593 new listings the sales-to-new-listings ratio rose to 64%. Detached inventory fell to 2,913, about 2.9 months of supply, which CREB describes as relatively balanced. The detached benchmark of $744,400 was 1% lower than a year ago, with the City Centre up nearly 2% and the North East down over 5%.

What it means for buyers

Condo and townhome buyers still have the most leverage, with row and apartment inventories at record highs for October. Detached buyers should notice that the market tightened slightly in October; well-priced detached homes in popular areas are selling, so it may not pay to wait for further declines in those areas.

What it means for sellers

Detached sellers have a steadier market than condo and row sellers. Row and apartment sellers face the most competition and should price below similar active listings to stand out. All sellers should expect around six weeks on the market.

Local angle

Year-to-date sales of 20,082 are down nearly 16% from 2024 but still in line with longer-term trends, CREB said. Most of the decline in sales has come from apartments and row homes.

Semi-detached homes stayed relatively balanced too, with 186 sales, 613 homes for sale and about 3.3 months of supply, and a benchmark of $683,100 that was nearly 1% higher than last year.
