CREB®’s April report, released May 1, 2026, showed a market that has moved from the seller’s market of recent years to more balanced conditions, with one clear exception: apartment condominiums.

“Sales were expected to ease this year as our market transitioned away from strong demand that was driven by previously rapid migration growth,” said CREB’s Chief Economist Ann-Marie Lurie.

  • Semi-detached: the benchmark price reached $690,000 after three months of gains, only slightly lower than last April.
  • Row: close to three months of supply and a year-to-date price decline of over 11% in the North East but less than 2% in the West.
  • Apartment: 1,920 units for sale, 27% above long-term trends, and a price of $301,400, nearly 9% below last year.

April versus March

The spring market arrived on schedule. Sales rose from 1,881 in March to 2,104 in April, and inventory grew from 5,395 to 5,973 homes. The total benchmark price edged up from $565,600 to $568,800, a gain CREB mostly attributes to normal seasonal improvement. Homes took an average of 35 days to sell, the same as in March but nearly a week longer than in April 2025, when it took 29 days.

CREB’s chief economist summed up the shift: improved supply choice across the entire housing spectrum has reduced the urgency among buyers, moving the market away from seller’s conditions. The exception is the detached market, where supply choice remains limited.

Detached and semi-detached: the tight end of the market

Detached homes had 1,095 sales against 1,863 new listings. With 2,468 homes on the market, inventory remained below last year and below long-term trends, and supply was just over two months. That tightness pushed prices up from March and slowed the annual decline to under 3%. Semi-detached homes had 700 sales and 1,190 new listings so far this year, similar to last year, and prices rose in every district except the North East and East.

Row homes: more supply, especially in the North East

Year to date, row sales fell faster than new listings, so the sales-to-new-listings ratio averaged 51% and inventory was higher than last year. The North East had the highest months of supply and the steepest price adjustment.

Apartment sales improved relative to new listings, lifting the ratio to 46%, but that was not enough to stop inventory from growing. Prices rose slightly from March thanks to the North West, South East and West, while the North East, North and East kept declining. Compared with last April, every district was lower.

What it means for you

  • Selling a detached home: April conditions are good, especially in the North West, West and South. Price close to recent sales and expect buyers to compare several homes.
  • Buying a condo: with over four months of supply, you can take your time, negotiate on price and ask for repairs or a later possession date.
  • Selling a condo: presentation and pricing matter more than timing. A home priced above similar listings is likely to sit.
  • Moving up: if you are selling a condo to buy a detached home, the gap between the two has widened. Line up financing and get a realistic estimate for your current home first.
