From January to April 2025, 7,561 homes sold in Calgary, 18.83% fewer than in the same months of 2024 (9,315) [1].

What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.

What CREB® reported

CREB®’s headline for April 2025: “Balanced conditions take pressure off prices” (news release, May 1, 2025) [2].

CREB® reported that more new listings relative to sales lifted April inventory to more than double last year’s exceptionally low level, in line with what is typical for April. Sales were 22 per cent below last year but in line with long-term trends, and balanced conditions took pressure off prices. [2]
