Source: CREB®, City of Calgary Monthly Statistics Package, May 2024, page 5 [1]. Change is CREB®’s year-over-year change; for the two ratios it is the change in percentage points.
From January to May 2024, 12,412 homes sold in Calgary, 11.20% more than in the same months of 2023 (11,162) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for May 2024: “Calgary home sales remain robust despite supply shortages in lower price ranges” (news release, June 3, 2024) [2].
CREB® reported May sales nearly one per cent below last year’s record but 34 per cent above long-term trends. The pullback came mainly from lower-priced detached and semi-detached homes, where supply was limited; Ann-Marie Lurie said much of the new-listing growth was in higher price ranges. [2]
