Source: CREB®, City of Calgary Monthly Statistics Package, April 2024, page 5 [1]. Change is CREB®’s year-over-year change; for the two ratios it is the change in percentage points.
From January to April 2024, 9,325 homes sold in Calgary, 15.91% more than in the same months of 2023 (8,045) [1].
What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for April 2024: “Price growth persists in Calgary as seller’s market prevails” (news release, May 1, 2024) [2].
CREB® reported April sales up seven per cent from a year earlier and 37 per cent above long-term trends, with much of the growth in more affordable, higher-density homes. New listings rose 11 per cent, which kept inventory from tightening further, but it was still 16 per cent below last year and about half the usual April level. [2]
