From January to March 2024, 6,448 homes sold in Calgary, 20.32% more than in the same months of 2023 (5,359) [1].

What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.

What CREB® reported

CREB®’s headline for March 2024: “March reflects strong seller’s market and price increases” (news release, April 1, 2024) [2].

CREB® reported March sales up 10 per cent from a year earlier and well above long-term trends. New listings were below typical March levels, the sales-to-new-listings ratio rose to 84 per cent and months of supply fell below one month; Ann-Marie Lurie said March conditions had not been this tight since 2006.
