What these numbers mean. The benchmark price is CREB®’s price for a “typical” home and is the best number for tracking price trends, because the median and average move with the mix of homes that happen to sell in a month. Months of supply is how long today’s inventory would last at the current pace of sales. A lower number usually means a tighter market for buyers.
What CREB® reported
CREB®’s headline for January 2023: “Supply of lower-priced homes remains low for January” (news release, Feb. 1, 2023) [2].
CREB® reported that new listings in January fell to their lowest level since the late 1990s, with the steepest declines among lower-priced homes. Sales slowed from the high levels of a year earlier but stayed in line with long-term trends, and detached homes made up only 47 per cent of sales. [2]
